Really, this is about making the right choice. Falling in love with the right person. In relationships, that can be easier said than done.
When house hunting, it can be harder than it looks. You'll quickly realize, whether you're looking for a 2/1.5 starter house, or a 5/4 colonial to fit your new expanding family, there is an emotional component. The way to address this is to frame your search and your goals BEFORE you walk in the door. You want to be rational, until you "fall in love." Then all bets are off. Once you're in love, give it your all.
This doesn't always mean $$$. Sometimes it means being creative on terms, or stopping by and shaking hands with the owner. Sometimes it means waiving inspection, or being flexible on a closing date. Think about it from the seller's perspective. What would make YOU fall in love YOU as a buyer? Now...just do that.
